What we actually find in Toronto
Three things move the price in the GTA: the number of distinct materials sampled, whether point counting is needed for a low-concentration result, and whether the lab is asked to work outside its normal 24-hour cycle. Square footage does not, which is why we can quote a flat figure over the phone.
The cheapest possible test is not one sample — it is the right samples. A kitchen gut that disturbs ceiling texture, joint compound, tile and mastic is four materials, and a report covering only one of them will not satisfy a contractor operating under O. Reg. 278/05. We confirm the count on site before anything is cut, and if fewer samples are defensible we take fewer.
Hardware-store mail-in kits look cheaper until a contractor, insurer or property manager refuses them: they carry no chain of custody, no collector identification and no sample-location documentation. Nearly every rejected result we are called to redo started as a $60 kit.
Ontario test line: Roughly two thirds of GTA housing predates 1990, and Ontario allowed asbestos in building products well into the 1980s — so pre-1990 is the practical test line here, not 1978.

Each homogeneous material is wetted, cut in a coin-sized piece, sealed, labeled and logged under chain of custody. The patch is smaller than a light-switch plate and the area is left clean.

Accredited lab analyzes by PLM
Samples are analyzed by Polarized Light Microscopy with dispersion staining — the EPA method for bulk building materials — with point counting available for borderline matrices.

Why do some Toronto consultants quote $800 or more?
Because they are quoting a designated substance survey for a commercial construction project, which is a bigger document than a residential material test. If your job is a house, a suite or a single-material check, you should not be paying survey pricing.
Is the lab fee included?
Yes. The band covers the visit, the sampling, chain of custody, accredited PLM analysis and the report. Point counting and rush handling are the only items quoted separately, and only when they are actually needed.
How fast can someone collect samples in Toronto?
Most Toronto addresses get a same-day or next-morning window. A GTA technician collects the samples, and the accredited lab returns written results in 24 hours on a standard order, or 4–8 hours on a confirmed rush.

Do you also remove the asbestos you find?
No, and that is deliberate. We only test. Because we never bid removal or abatement, a positive result cannot make us money, so the report holds up with your contractor, your insurer and the Ministry.
