What we actually find in Toronto
Vermiculite is the single most consequential material in GTA testing. It is present in a large share of pre-1985 attics, it is loose and easily disturbed, and it turns a routine attic top-up, pot-light install or knob-and-tube rewire into a Type 3 job the moment it is confirmed positive. Homeowners often find it while getting a quote for insulation upgrades or during a pre-purchase inspection.
The sampling method matters here more than anywhere else. Vermiculite is non-friable in place but becomes airborne readily once walked on, so we take a composite from a sealed access location, bag it immediately, and reseal. If your quote includes someone crawling the attic to "look around first", that is the wrong approach.
Analysis also matters: tremolite asbestos in vermiculite is easy to miss on a standard slide, so the lab is instructed to use the preparation protocol suited to vermiculite rather than a routine bulk read. That instruction is part of the order, not an upsell.
Ontario test line: Roughly two thirds of GTA housing predates 1990, and Ontario allowed asbestos in building products well into the 1980s — so pre-1990 is the practical test line here, not 1978.

Can I just look at it and tell?
No. Vermiculite from asbestos-free sources looks identical to Libby-sourced material. Colour, size and shine tell you nothing about fibre content — only laboratory analysis does.
Is vermiculite dangerous if we leave it alone?
Undisturbed vermiculite sealed behind a ceiling is a low-exposure situation. Risk appears when it is walked on, vacuumed, blown over, or when air moves through penetrations into living space — which is why the result changes how any attic work must be done.
How fast can someone collect samples in Toronto?

Once you hire anyone to do the work, the project is a workplace and O. Reg. 278/05 (Ontario) requires the owner to tell the contractor whether the materials being disturbed contain asbestos. A written accredited lab result is how that duty is discharged — a visual guess is not.
Do you also remove the asbestos you find?
No, and that is deliberate. We only test. Because we never bid removal or abatement, a positive result cannot make us money, so the report holds up with your contractor, your insurer and the Ministry.
